Mortgagesmade easier.

Clear advice. Better understanding. Confident decisions.

Based in Sarnia and serving clients across Ontario, I help you compare available lenders and understand mortgage rates, costs, and features. Whether you’re buying, renewing, refinancing, or exploring property financing, we can start with a conversation about your options.

How can I help?

Whether you’re buying, refinancing, renewing, or exploring your options, I’m here to help you make informed mortgage decisions.

01

We'll look at what you may qualify for and what you can comfortably carry, including down payment and closing costs. I'll explain the difference between preapproval and final approval, and what happens as you move toward a purchase. If you're selling at the same time, we'll review portability, potential penalties, and any financing needed between closings.

Refinancing can change both your payments and your total borrowing cost. We'll review rates, fees, penalties, and repayment periods before you decide whether using your home's equity fits your goals.

We'll compare your renewal offer with available alternatives, including rates, features, and potential switching costs. The aim is to understand whether staying or changing lenders makes sense for your situation.

For eligible homeowners generally aged 55 and over, a reverse mortgage can provide access to equity without regular mortgage payments. Interest accumulates and the loan must eventually be repaid. We'll discuss costs, obligations, and alternatives before you decide.

Darrell Robertson, Mortgage Agent Level 1

Meet Darrell.

Hi, I’m Darrell Robertson, the mortgage agent behind Robertson Mortgages. Based in Sarnia and serving clients across Ontario, I bring a personal, down-to-earth approach to mortgages. I’ve always enjoyed helping people, building relationships, and making complex topics easier to understand.

Whether you’re buying your first home, moving, renewing, or refinancing, my goal is simple: to help you understand your options and feel confident in your decisions. No pressure, no unnecessary jargon, just straightforward advice and someone in your corner from start to finish.

The lender network

One conversation.More than one door.

Rather than being limited to one bank’s products, I can explore mortgage options from a network of banks, credit unions, monoline, alternative, and private lenders. More options mean more opportunities to find a mortgage that fits your needs.

Not every lender is the right fit for every mortgage. Your income, credit, property, and goals all play a role. I’ll help you understand your options, explain my recommendations, and make sure you know where your application is going and why.

  • Chartered banks

Familiar institutions offering a range of mortgage products

  • Credit unions

Member-focused lenders with different qualification options

  • Monoline lenders

Mortgage-focused lenders with competitive rates and features

  • Alternative lenders

Additional solutions when traditional lending isn't the right fit

Where financing falls outside my Mortgage Agent Level 1 licence, I can refer you to a Mortgage Agent Level 2 or mortgage broker who would assess your options and handle the mortgage arrangement.

Amortisation

Estimated monthly payment

$2,602

Mortgage amount
$472,500
Down payment
$52,500
Interest over 25 years
$308,113

Of everything you would pay over 25 years,39%is interest. Shortening the amortisation or paying down the principal early moves that number.

Under 20% down, mortgage default insurance applies and gets added to the mortgage. This estimate doesn't include it.

Calculator results are estimates for informational purposes only and do not constitute a mortgage prequalification or approval. Actual borrowing amounts and mortgage terms depend on lender requirements and your financial circumstances. The rate is illustrative, not a quote, and the estimate assumes it stays the same for the full amortisation; actual rates may change at renewal. Property tax, heat, condo fees and closing costs are excluded, and the mortgage default insurance premium is not included.

Mortgage questions,answered.

There is no such thing as a question you should already know the answer to. These are the ones that come up most.

Working with a mortgage agent gives you access to a broader range of mortgage options. While a bank's mortgage specialist generally works with their own institution's products, I can explore options through multiple banks, credit unions, and other mortgage lenders.

We can absolutely start with your preferred bank, but we don't have to stop there. If another lender offers a better fit for your needs, we can explore that option too.

I also offer evening and weekend appointments, making it easier to connect when it works for you.

It depends on income, existing debts, the down payment, the rate and the property costs, and the honest answer is that the maximum a lender will approve isn't always the number you should use. We work out both: what you qualify for, and what leaves you room to live.

It means a lender has looked at your income and credit and indicated what they would likely lend, usually with a rate held for 90 to 120 days. It is not a guarantee. The property still has to pass, and your situation still has to look the same at closing as it did on the application.

Fixed buys you certainty and costs a premium for it. Variable moves with the prime rate, which can go either way. The right answer depends on how much payment change you could absorb without losing sleep, and how likely you are to break the mortgage early. I won't tell you one is objectively better, because it isn't.

Usually recent pay stubs, a letter of employment, two years of tax documents, and statements for your down payment showing where it came from. Self-employed files need a bit more. I'll send you a specific list rather than a generic one.

No. Your own bank can only offer you their own products. Going through a brokerage means your file can be placed with whichever lender fits it best, which sometimes is your bank and often isn't.

On a typical residential mortgage the lender pays the brokerage, so there is no fee to you. Some files, usually alternative or private lending, do carry a fee. If yours is one of them I'll tell you the number before we go any further, not at the end.
